Built to Passivhaus Standards
ERMC were commissioned by the Guildford Borough Council Housing Team to produce a set of planning proposals for residential development across a series of small infill sites serving the wider the Guildford area. The Council housing team will be delivering 100% affordable housing with proposals designed to suit their location, whilst yielding the most appropriate level of development the site can accommodate.
The Council is seeking planning permission for the demolition of a number of vacant garages. Provision of a new three-storey block of apartments built to Passivhaus standards will also be provided along with associated external works, parking and bin stores.
The scheme achieved planning permission in 2023.
Design considerations
The following considerations were incorporated into the design:

Compliance with National Space Standards.

Incorporate Lifetime Home requirements, wherever appropriate, to increase flexibility for tenant occupation.

Design to be in keeping with the surrounding vernacular and context.

Improve the context with interest in architectural styling that is appropriate but not purely replication of existing housing stock.

Deliver a sustainable and environmental considered design.
The proposed scheme
The scheme delivers 1no. Accessible 2 bed 4 person dwelling at 90m2 GIA, 3no. new affordable 2 bed 4 person dwellings of 72m2 GIA along with 4no. new affordable 1 bed 2person homes at 52m2 GIA. It is felt that the site area is sufficient to accommodate this amount of development.
The layout of the proposals has been developed from assessment of the site constraints and the existing building lines. The room layouts have been arranged to benefit from daylight and also consideration of privacy and overlooking factors.
Provision for a number of photovoltaic panels have been proposed. The roof area can easily accommodate 64 typically sized panels on the south, east or west roof elevations.
