Rosemary Vineyard

Proposed Rural Development

Located to the south of Ryde and within the Haylands Parish Ward it is bounded to the north by Rosemary Lane, to the south by Smallbrook Lane and to the east by Ashey Lane. It forms a development site of some 34 Acres running down the valley to Monktonmead Brook.

The proposals for 140 dwellings, of which 49 will be affordable, are arranged around wildlife corridors that link the site to the with Swanmore Meadows and Rosemary Copse to the north, Monktonmead Brook to the east and Smallbrook Heath in the south.

 

The scheme achieved outline permission in 2018.

The site

The proposed site layout has been developed using site constraints development, analysis of housing need and demand for certain house types and tenure in the local 
context.

 

The site is to be used as a conduit to connect surrounding, wider green spaces, from Swanmore Meadows to the north, Monkton Mead Brook to the east and Rosemary Copse - Smallbrook Heath to the south.

 

Proposed green spaces will also assist in the attenuation of surface water, easing flooding problems downstream along Monkton Mead. These will create and extend water habitats for native wildlife.

Housing zones

3 zones have been allocated for housing development. 
Within these zones, areas have been carefully chosen and undergone design development to demonstrate proposed street character and layout. These are generally 
chosen by tenure and development type and density:

Zone 1 – Small in terms of floor area but higher site density, properties have been allocated for this area in the form of open market housing. Properties are generally 2 storey in height.

Zone 2 – The following area study incorporates the main junction, in the form of a three-arm roundabout. Residential plots consist of a mixture of flats, semi-detached and single unit properties. Housing units are generally deep and semi-detached units moderately wide. 

 

Zone 3 – The Self-Build Development Zone; is  characterised by a moderate to generously sized single self-builder plots and moderate to small builder plots.
